When you finance a home the lender will purchase an insurance policy that protects their interest in the rights to the property you are purchasing. In some cases the property you just purchased has a defective deed which might not have been transferred to you correctly. In the worst cases the new owner, you, is not legally allowed to hold the deed. You do not own the property because the deed cannot be in your name. The bank purchased insurance to cover their interest, did you? Closing attorneys will traditionally offer this insurance policy to you during the closing process. Hold off buying that sofa

Did you know that most banks will do a secondary credit check right before your scheduled closing date for your new home? That's right, the bank wants to be sure that you have not obtained additional debt from the time when you were first approved. I have worked with many buyers that are surprised by the last minute, secondary credit check; in the worst cases the buyers were no longer qualified for their loan amount.

My advice is to hold off on filling your new home with items that might cause you to acquire new debt. Something a simple as purchasing a $1500 sofa with a new line of credit of $5000 could cause you to not be able to purchase that new home. The plan is simple, wait until after you have the keys in your hand to purchase large, financed, items for you new home.

Is that too good to be true? We have heard from a couple of our clients now that fake ads are showing up on Craigslist.

The information we have heard is that our clients find their homes on Craigslist and it appears that a real estate agent has posted the ad. The ad directs the consumer to send off money to the 'agent' who turns out to be a fraud.
